Flood risk from watercourses and bluespots - What should be included in the assessment model?

Floods are one of the most costly climate-related risks in Sweden. But it's not just rivers and streams that flood - heavy downpours can cause major damage when water collects in low-lying areas, known as 'bluespots'.

Two main types of flood risk:

  • Watercourses (rivers, lakes, streams ) that flood during high water flows.
  • Bluespots - low-lying areas where rainwater collects during heavy rainfall, often in densely populated areas.

Why is it important for property valuation?
A property located near a watercourse or in a bluespot area has an increased risk of flood damage. This affects not only the market value but also operating costs, maintenance needs and insurance terms.

Here's how you can identify and manage the risk:

  • Identify risk areas with geodata and elevation models
  • Combine property records with climate risk data
  • Update ESG criteria with flood risk from both rivers and torrential rain

Including these risks in valuation models makes them more robust and informs better credit decisions.
